Tankless Water Heaters in Berkeley

Tankless heaters save space and last a long time, but they are not a simple swap for a tank. In an older Berkeley house the gas line, venting and water flow decide whether tankless makes sense.

Short answer

According to the U.S. Department of Energy, most tankless water heaters last more than 20 years, compared with 10 to 15 years for storage tanks, and can be 24 to 34 percent more efficient in homes that use 41 gallons of hot water a day or less. Gas tankless units usually need a larger gas line and new venting.

How tankless works

A tankless or on-demand heater heats water only when a tap opens, so there is no tank of hot water sitting and losing heat. The trade-off is flow: the DOE says tankless units typically deliver 2 to 5 gallons per minute, and gas models produce higher flow rates than electric ones. Two showers and a dishwasher at once can outrun a single small unit.

What a Berkeley install usually involves

  • Gas supply. A tankless burner can use far more gas than a tank heater at full fire. Older homes often need a larger gas line from the meter. Your plumber should size it, not guess.
  • Venting. Tankless units use their own vent, often through a side wall. The old tank flue usually cannot be reused.
  • Condensate. Condensing models produce acidic condensate that needs a drain.
  • Water quality and maintenance. Plan on periodic flushing to the manufacturer’s schedule to keep the heat exchanger clear.
  • Permit. Expect a City of Berkeley plumbing permit and inspection, plus gas work sign-off.

The air district rule and tankless

Bay Area Rule 9-6 sets zero-NOx standards for gas water heaters. In the Air District’s July 2026 draft, units from 75,001 BTU/hr to 2 million BTU/hr, which the overview says includes tankless units, would need to be zero-NOx for units manufactured after January 1, 2033. The Board votes on November 4, 2026. A tankless gas heater installed now can keep running; the rule governs new sales and installation. See our full rule guide.

Is tankless right for you?

  • Good fit: small or mid-size household, tight space, a gas line that can be upsized, and a plan to stay long enough to benefit from the long life.
  • Think twice: large households running several fixtures at once, a hard-to-reach gas meter far from the heater, or a plan to go all-electric soon. In that case a heat pump water heater may suit better.

Common questions

How long do tankless water heaters last?

The U.S. Department of Energy says most tankless water heaters last more than 20 years, compared with 10 to 15 years for storage tanks.

Is tankless worth it in Berkeley?

It can be for smaller households with room for venting and a gas line that can be upsized. Large households with high simultaneous use, or owners planning to go all-electric, may do better with a heat pump water heater.

Will a tankless water heater run out of hot water?

It will not run out the way a tank does, but it can be overwhelmed. The DOE says typical units deliver 2 to 5 gallons per minute.

Can I still install a gas tankless heater?

Yes, today. Under the Air District July 2026 draft, larger units including tankless would need to be zero-NOx for units manufactured after January 1, 2033. Check the final rule after the November 4, 2026 vote.
