PEX vs Copper Pipe for Berkeley Homes
Many older Berkeley homes still run on galvanized steel pipe. When it is time to repipe, the big choice is PEX plastic or copper. Here is how they compare on price, lifespan and the trade-offs, using published cost data.
PEX pipe costs far less per foot than copper and does not corrode, so it usually makes for a cheaper repipe. Copper costs more but has a much longer track record and is often called the most durable choice. Either is a big step up from old galvanized pipe.
Material cost per linear foot
| Pipe | HomeAdvisor | Angi |
|---|---|---|
| PEX | $0.40 to $4 | $0.40 to $2 |
| Copper | $2 to $12 | $2 to $8 |
| CPVC | $0.50 to $3 | Not listed |
These are pipe material prices. Labor is the larger share of a repipe: HomeAdvisor puts it at about 70% of the total.
What a whole-house repipe costs
Angi reports an average of about $7,500 to repipe a house, with most jobs between $1,500 and $15,000. HomeAdvisor estimates about $4.50 per square foot, or around $6,750 for a 1,500 square foot home, and lists permits at $50 to $500. Its lower averages include partial repipes. Bay Area labor rates often land toward the higher end, so get a written price for your home before work starts.
Pros and cons
| PEX | Copper | |
|---|---|---|
| Price | Lower material cost | Higher material cost |
| Corrosion | Does not corrode | Can corrode over time |
| Freezing | Less likely to burst | More likely to burst |
| Track record | Newer, shorter history | Long history; often called the most durable |
| Other notes | Some building departments do not allow it, and Angi cites a Purdue study raising water-quality questions | New copper piping can last 50 to 100 years or more, per Angi |
Which to choose
- Tight budget or hard-to-reach walls: PEX is flexible and cheaper, which usually means fewer wall openings and a lower bill.
- Planning to stay for decades: copper’s long track record is the main reason homeowners pay more for it.
- Either way, ask the plumber which material they would use, why, and whether the permit covers it. Get the price in writing first.
