Repiping Older Berkeley Homes
Nearly half of Berkeley’s homes were built before 1940, and many still run on galvanized steel water pipe. When it starts rusting shut, you get weak showers, brown water and pinhole leaks. Here’s how to know when it’s time, and how to do it without tearing up a house worth keeping.

Quick answer: Repipe when galvanized supply pipe is causing low pressure, rusty water or repeated leaks. PEX usually means fewer wall openings and lower cost; Type L copper is the long-proven alternative. A Bay Area whole-house PEX repipe of about 2,000 square feet has been reported at $7,500 to $12,000 or more, including drywall repair.
Signs your pipes are failing
- Low water pressure, worst on the hot side or on upper floors
- Brown or rusty water when a tap first opens
- Pinhole leaks or drips at threaded fittings
- Gray, threaded pipe visible in the basement or crawlspace (galvanized steel)
- Corrosion where galvanized meets copper without a dielectric union
- Repairs that fix one leak only for the next one to appear
If you’re not sure, a water pressure reading and a look at exposed pipe in the basement or crawlspace usually answer it. If it’s just one bad section, a targeted pipe repair may be enough for now.
PEX or copper?
| PEX | Copper (Type L) | |
|---|---|---|
| How it installs | Flexible runs; fewer fittings and wall openings | Rigid lengths, soldered or pressed joints |
| Cost | Usually lower | Usually higher, for material and labor |
| Plaster walls | Easier to fish through existing cavities | More openings in finished walls |
| Track record | Decades of use; must be kept out of sunlight | Very long track record |
| Good for | Whole-house repipes in occupied older homes | Exposed runs, owners who prefer metal |
Repiping a Berkeley house without wrecking it
- Plan the route first. Basements, crawlspaces, closets and the backs of cabinets carry most of the new pipe.
- Small, planned openings. Placed where they’re easiest to patch, and listed in the estimate.
- Protect finishes. Old-growth floors, original tile and built-ins get covered and worked around.
- Live in the house. Most repipes keep water on at night, with shutdowns during working hours.
- Permit and inspection. Repiping is permitted work in Berkeley, and a permitted repipe is a plus when you sell.
- Gas valve heads-up. Permitted plumbing work on an existing building triggers Berkeley’s seismic gas valve requirement. See gas shut-off valves.
Partial or whole-house?
If the main line from the meter and the hot side are the problem, replacing those first can restore pressure at lower cost. If leaks are spread through the house, a whole-house repipe usually costs less than chasing them one at a time. The estimate should price both so you can compare.

FAQ
Common Questions
Do I really need to repipe my 1920s Berkeley house?
Not always. If the galvanized pipe is giving you low pressure, rusty water or leaks at threaded joints, replacement is usually the end point. If pressure is fine and there are no leaks, you may only need the worst sections replaced. A pressure test and a look at exposed pipe tell you which.
PEX or copper for a repipe?
Both are good. PEX is flexible, so it snakes through old walls with fewer openings and usually costs less. Type L copper is rigid, long-proven and preferred by some owners. In plaster-walled Berkeley homes, PEX often means less wall repair.
How much does it cost to repipe a house in the Bay Area?
A Reddit r/RealEstate thread reported about $7,500 to $12,000 or more for a whole-house PEX repipe on roughly 2,000 square feet, including drywall repair. House size, the number of fixtures, wall type and access drive the price.
Will repiping wreck my plaster walls?
It doesn’t have to. Routes are planned through basements, crawlspaces, closets and cabinet backs first, and openings are kept small and placed where they’re easiest to patch. Ask how many openings the plan calls for and who repairs them.
Why is only my hot water low pressure?
In galvanized homes, the hot side usually corrodes first, because heat speeds up the buildup inside the pipe. It’s a classic sign the supply piping is near the end of its life, though a failing water heater valve can do it too.
Is old copper pipe a lead risk?
Copper itself is fine, but solder joints made before the 1986 federal lead ban may contain lead. If your copper predates that, flushing taps that have sat unused and testing your water are sensible steps; a repipe removes the question.
